Guide
How much does it cost to build a house in 2026?
The quickest honest answer is area × rate. Builders quote a rate per square foot (per square metre in the UK and Europe) for a finish level, and the build cost is that rate times the built-up area of all floors. This tool starts from 2026 averages and lets you swap in your own figures as soon as you have a quote.
In India, InfraLens puts 2026 house construction at about ₹1,500–2,000 a sq ft for a basic finish, ₹2,000–2,800 for standard and ₹3,000–5,000 or more for premium, before land, design fees and approvals. The tool uses the middle of each band as the India average (₹1,750, ₹2,400 and ₹3,500), with ₹5,000 for luxury, the top of the premium band. Metro cities sit higher (Mumbai and Bangalore) and smaller towns lower, so treat the average as a starting point.
For visitors elsewhere, the tool switches to local averages: about $150–275 a sq ft in the US (Opendoor, 2026), £1,650–3,500 a m² in the UK (Pocketwise's bands; Humphreys & Sons give about £2,200 a m² for a middle-of-the-road build) and €2,350–4,500 a m² in the euro area, based on Germany's 2026 turnkey offers (median about €2,700 a m², Fertighaus.de) and Austria's 2026 bands.
What the rate usually leaves out
A per-sq-ft rate covers the house itself: foundation, structure, walls, roof, flooring, plumbing, wiring, doors, windows and paint at the chosen finish. Most quotes leave out:
- the land and its registration;
- the architect's and structural engineer's fees, and plan approval;
- the compound wall, gate and landscaping;
- the sump, septic tank and borewell;
- water and electricity connections;
- interiors such as the modular kitchen, wardrobes and false ceilings.
Turn on Add extras to add a safety margin, fees as a percentage, and these other costs as one amount.
Materials: the rules of thumb
For a concrete-frame house with brick walls, the usual way of building in India, builders estimate materials per sq ft of built-up area:
| Material | Per sq ft | For 1,000 sq ft |
|---|---|---|
| Cement | about 0.4 bags of 50 kg | 400 bags |
| Steel | about 4 kg | 4 tonnes |
| Sand | about 1.4 cubic ft | 1,400 cft |
| Aggregate | about 1.25 cubic ft | 1,250 cft |
| Bricks | about 9 | 9,000 |
These are the middle of the ranges Houseyog and Brick&Bolt give; real quantities depend on the drawings, the soil and the structural design. Add 5–10% for wastage when you order. Turn on My material prices to see what they cost at your supplier's rates: in 2026 cement is about ₹380–430 a bag and TMT steel about ₹58–68 a kg.
Where the money goes
InfraLens splits a typical Indian build like this: steel 20–24%, finishing 20–25%, cement 12–15%, plumbing and electrical 10–15%, aggregates 7–9%, bricks 5–8%, and labour 25–30%. The answer card shows these as four groups (structure materials, finishing, plumbing and electrical, labour), scaled to 100%. That is why locking steel and cement prices early, or buying them yourself, can make a real difference.
Example: a family home in Kallakurichi
Murugan plans a 1,200 sq ft G+1 house (600 sq ft on each floor) with a standard finish.
- At the India average of ₹2,400 a sq ft, the build costs ₹28,80,000.
- A 10% safety margin adds ₹2,88,000, making ₹31,68,000.
- Materials, by the rules of thumb: about 480 bags of cement, 4.8 tonnes of steel, 1,680 cft of sand, 1,500 cft of aggregate and 10,800 bricks.
- A local builder quotes ₹2,150 a sq ft. He turns on My own rate and types it: the build comes to ₹25,80,000, about ₹3 lakh less than the average.
- With Payment stages on, he sees about ₹2,88,000 due at booking and ₹4,32,000 at the foundation.
Payment stages
Builders are usually paid in stages as the work reaches each point. A common pattern:
- 10% at booking;
- 15% at the foundation;
- 10% at the plinth;
- 25% across the roof slabs;
- 15% for walls;
- 15% for plastering and flooring;
- 10% at handover.
Your contract decides the real schedule: never pay well ahead of the work done.

Questions
What is the construction cost per sq ft in India in 2026?
About ₹1,500–2,000 for a basic finish, ₹2,000–2,800 for standard and ₹3,000–5,000 or more for premium (InfraLens, 2026), before land, design fees and approvals. Metro cities cost more than smaller towns.
How much does a 1,000 sq ft house cost to build?
At the India average standard rate of ₹2,400 a sq ft, about ₹24 lakh for the build alone. Add a safety margin, fees, the compound wall and interiors for the full budget.
How much cement and steel do I need for a house?
Roughly 0.4 bags of cement and 4 kg of steel per sq ft of built-up area for a concrete-frame house, so about 400 bags and 4 tonnes for 1,000 sq ft. Your structural engineer's design gives the real figures.
Is built-up area the same as carpet area?
No. Built-up area includes the walls, and builders price per sq ft of built-up area. Carpet area is the usable floor inside the walls, usually 10–20% less.
Does the rate include land and approvals?
Usually not. Most builder rates cover the house only. Turn on Add extras to include fees, a safety margin and other costs.
Can I use this tool outside India?
Yes. It uses US rates per sq ft, and UK and euro-area rates per m², based on your region. Type your own rate for the most accurate answer.
